Guide to Moisture Condition

The Moisture Conditions reported represent the analysed data of single time points and the risk levels are not intended to predict future risk levels if conditions change. The term “Moisture Condition” is not the same as “Moisture Content” as the former takes into account the room conditions, while the latter does not.

Important: A Moisture Condition of "Exceeds expectation: refer to fungal risk" needs to be interpreted with reference to the Risk Level table above and in particular the Risk Level outcome for the specific surface.

Moisture Condition Meaning Interpretation
Exceeds expectation: refer to fungal risk Moisture content of the material is higher than the room conditions predict. The outcome “Exceeds expectation: refer to fungal risk” needs to be interpreted with reference to the Risk Level for this particular surface. Moisture content above equilibrium moisture content, but refer to fungal risk columns for meaning of this outcome because the material indicated is simply of a higher moisture content than the room conditions predict on the day. In the case of water intrusion, the condition of this area of this building may warrant investigation into the source/s of excess moisture. Moisture reduction techniques may or may not be necessary to remediate the situation. An outcome of "Exceeds expectation refer to Fungal Risk" indicates that Moisture Content has been directly measured, and that the moisture content is not what the room humidity and room temperature would have solely contributed to at the time of measurement. For instance, it may indicate the effect of an external water source, or that moisture has accumulated from the atmosphere over time.
Normal Moisture content of the material is of the expected amount that the room conditions predict. The material indicated is of a moisture content that the room conditions predict. This outcome may also be judged/interpreted according to other observations of the material, the room and even the outdoors, with regards to humidity conditions, surface temperatures (if taken) and any potential for condensation.
Drier than Expected Moisture content of the material is lower than the room conditions predict. The material indicated is of a lower moisture content than the room conditions predict. An outcome of Drier Than Expected indicates that Moisture Content has been directly measured, and that the moisture content is actually lower than what the room humidity and room temperature would have contributed to at the time of measurement.
